In about 19 months, the Siesta Key estate known as Crystal Waters at 8501 Midnight Pass Road had three prices. It came on the market in 2025 at $31.5 million. It came back in June 2026 at $29.99 million. On September 17, 2026, it closed at $21.95 million.
Even at that price, Your Observer reported that it was the highest residential sale recorded in Sarasota in 2026 at the time. The county's top residential sale of 2026 up to that point also came with a discount of about 30% from its first ask. For a buyer comparing barrier islands, that sale shows how pricing works on Siesta Key right now. A first list price is the seller's estimate, and the market sets the real number later.
Two Estates, Two Price Paths
Eleven days later, a second new Siesta Key estate closed. Both homes started near $30 million, but they closed at different distances from that ask.

Across Sarasota County, sellers received a median 94.7% of their original list price in August 2026, according to the Realtor Association of Sarasota and Manatee. Your Observer cited that figure when it reported the Crystal Waters sale. The two estates fell well below that benchmark, one by about 8 points and the other by about 25. A typical county seller in August gave up roughly a nickel on the dollar. The sellers at the top of Siesta Key gave up between 13 and 30 cents.
Why the First Number Is a Guess
Look at what the Higel Avenue property was before the house. The 1.18-acre site was bought for $3.9 million in 2021, and a home of more than 13,000 square feet was then built on it, Your Observer reported. When a home like that comes on the market, there is no recent sale on the island to price it against. At this level, every new build is close to a one-off.
The asking prices themselves show how far out those estimates reached. Both estates were listed near $30 million. Sarasota County's record residential sale is a $30.3 million Longboat Key property that closed in July 2025. Each seller was asking close to the highest price ever paid for a home anywhere in the county.
Without comparable sales, both sides start from the same thin evidence, and time on the market becomes the test. Crystal Waters had been listed, withdrawn and relisted before it sold. Every month a trophy listing goes without an offer tells buyers something about where the price really is.
A Slower Market Gives Buyers Time to Correct the Price
The September 2026 issue of Siesta Sand ran an island-only market column that shows the conditions behind those two closings. It counted about 158 active single-family listings on Siesta Key as of July 2026. That was down from 232 in April 2025 and still below the 200 to 240 homes the column described as common before the pandemic. Sales did not slow. The column recorded 20 single-family sales in July 2026, compared with 15 in July 2025 and 12 in July 2024.
Even with fewer listings and more sales, homes stayed on the market for months. Average cumulative days on market in the first seven months of 2026 ranged from 68 to 174 days, depending on the month. In June 2022, the average was nine days. Homes are selling, but buyers are taking their time.
The same column described what buyers are using that time for. They compare several properties before making an offer. They look closely at condition, elevation, flood exposure, insurance and future maintenance. They are less willing to overlook deferred maintenance or pricing that runs ahead of comparable sales. In practice, that means buyers are doing the comparison a seller couldn't do when setting the first price. Those inventory and days-on-market figures stop at July 2026, so they describe the market heading into the September closings, not a reading taken after them.
Under $1 Million, Storm History Sets the Price
The same thing happens at the lower end of the market. There, the hard-to-price variable is not a one-of-a-kind house. It is what happened to the house during the 2024 storms and what has been done since.
Two of the lowest-priced single-family sales in Siesta Sand's recent High / Low reports show the range. Each report covers the previous 60 days of sales.
- 614 Calle De Peru, $425,000. Siesta Sand's October 1, 2026 report described a two-bedroom, one-bath home with its main living areas on the first floor. It was marketed as a teardown after hurricane flooding, and its value was tied mostly to the land.
- 782 Birdsong Lane, $879,900. Siesta Sand's September 1, 2026 report described a two-bedroom, two-bath home of nearly 1,600 square feet with no HOA. It flooded during Hurricane Helene and was remediated. It was remodeled down to the studs, with new underground sewer lines, kitchen, baths, air conditioning and windows.
These are different lots on different streets, and the two sales are not a matched comparison. Still, both homes took on water in the same storms. One sold as land, and the other sold as a finished house for roughly twice as much. Whether the damage has been addressed, and how, now drives the price as much as the address does. A buyer looking at a listing like this is pricing the work that has been done or still needs doing, along with the lot.
The Middle of the Market, Sale by Sale
Between the teardowns and the $20 million estates, the named sales in Siesta Sand's snapshots from July through October 2026 show where premium prices went. Buyers paid them for specific, documented features.
- 5362 Shadow Lane Drive, $4.49 million. An elevated custom home completed in 2023, from the July 3 report.
- 7333 Point of Rocks Road, $3 million. The top single-family sale in the August 1 report, which listed 4626 Gleason Avenue at $690,000 as its lowest.
- 5727 Riegels Point Road, $3.5 million. In gated Riegels Landing, with 357 feet of deepwater shoreline, two 10,000-pound lifts and a generator, from the September 1 report.
- 6536 Peacock Road, $5.28 million. A West Indies-inspired home known as Siesta Sun Sets, overlooking Sabal Lake, from the October 1 report.
Condos covered a similar range in the October snapshot. Residence 201 at Sunset Beach, 70 Avenida Veneccia, an 11-residence Gulf-front building with floor-to-ceiling hurricane-impact glass, sold for $6.4 million. A renovated unit at Siesta Harbor, 1350 N. Portofino Drive #107, sold for $312,450. In each case, the features listed first are elevation, recent construction, storm-rated glass or verified deepwater access. Those are the same things the September market column said buyers are now checking.
Frequently Asked Questions
Is there a published sale-to-list ratio for Siesta Key alone? We did not find one. The 70% and 87% figures come from two individual sales. The 94.7% figure is countywide for August 2026. The Realtor Association of Sarasota and Manatee planned to release its September 2026 figures on October 16, 2026.
Is the county market also seeing falling prices? Results are mixed by property type. In August 2026, Sarasota County single-family sales rose 0.8% year over year, and the median price fell 1.1%. Condo and townhome sales rose 13.8%, and that median rose 3.3%. Active inventory fell in both categories. These are countywide figures, not Siesta Key's.
Does a big discount mean the house was overbuilt? Not by itself. The Higel Avenue home sold for $26 million on a site bought for $3.9 million in 2021. The discount is measured against an asking price set with no comparable sales. It doesn't measure the home's value.
When a list price has very little evidence behind it, the useful work is building the evidence: the comparable sales, the construction and elevation details, and the storm history of each property. Julie Klick puts that analysis together for buyers and sellers across Sarasota's barrier islands.
